Refunds and Cancellation Policy

Deposit and Cancellation

  1. A non-refundable deposit of 25% of the booking value will be taken at the time of booking to secure your reservation.
  2. Cancellation:
    • You may cancel up to 24 hours prior to your scheduled arrival date but will lose your non-refundable 25% booking fee.
    • If you cancel within 24 hours of arrival, or fail to arrive (“no-show”), we reserve the right to charge you 100% of the first night’s accommodation fee.
  3. Should we have to cancel your reservation (for any reason), we will refund all monies paid by you. Our liability for cancellation is limited to refund of amounts paid; we are not liable for additional losses or costs incurred by you.

How to Cancel

Cancellations must be confirmed in writing via email or through our booking system. Please retain your cancellation confirmation for your records.

Refund Processing

For eligible cancellations made within the cancellation window:

  • Refunds will be processed within 3-7 business days after your cancellation is confirmed
  • Refunds will be issued to the original payment method used at the time of booking
  • Please allow additional time for your financial institution to post the refund to your account

Non-Refundable Bookings

  1. A non-refundable deposit of 25% of the booking value will be taken at the time of booking to secure your reservation.
  2. Some promotional rates or special packages may be marked as non-refundable at the time of booking. These reservations cannot be cancelled or modified, and no refund will be provided under any circumstances.

Amendment of dates: We will endeavour to accommodate changes of dates, but this depends on availability, and you may incur extra charges or loss of deposit.

No-Shows and Late Cancellation

If you cancel within 24 hours of arrival, or fail to arrive (“no-show”), we reserve the right to charge you 100% of the first night’s accommodation fee.

Force Majeure

  1. Neither you nor we shall be liable to the other for any delay or failure in performance of our obligations where such delay or failure is due to causes beyond our reasonable control (for example, extreme weather, flood, natural disaster, government directive, or other “force majeure”).
  2. In such situations, we will endeavour to notify you as soon as reasonably possible and try to offer alternative arrangements or dates where feasible.

  1. All bookings are accepted subject to availability. In the event of over-booking or booking error, we reserve the right to relocate you to alternative accommodation of a similar standard, or cancel your booking and refund amounts paid.
  2. If you wish to pass your booking to someone else, please contact us in advance. We may accept at our discretion and may require your details plus those of the replacement and any additional payment or charges.
  3. If you pay by credit card, you must ensure you have the cardholder’s authority to use the card. Any surcharge for card payments (if applicable) will be clearly notified.
  4. We reserve the right to refuse service or cancel a reservation if we consider your booking or stay to be associated with fraudulent, unlawful activity or a threat to our and/or the island communities’ lifestyle, values and morals.
